Given the choice, we will steer a rental specification toward a mid-tone color that hides wear, a textured surface that disguises scratching, and a commercial-grade satin finish. Very dark and very light floors both photograph beautifully and show every mark within a month of occupancy.
On the material side, solid oak that can be resanded repeatedly beats a thin engineered product over any long hold, and both beat carpet on cost per year of service. Where a slab rules out solid material, a properly specified engineered floor is the sensible substitute.
